Prices

The price of your stay includes the following: bedroom, bedding, towels, hot water, heating, use of the lounge, shared guest bathroom. You are not allowed to use the kitchen or cook in your room due to health & hygiene regulations.

 

Occupancy

The cottage is suitable for a maximum of 4 guests, 2 guests per bedroom. The hosts Kirsty and Andy live at the cottage during your stay to provide breakfast and cleaning services.

 

Pets

WE HAVE A CAT so if you have allergies please do not book. It also means that we cannot accept other pets, sorry.

 

Acceptance of Children

We welcome children of all ages accompanied by an adult.

 

Cancellation and Insurance

By making your booking, our agreement is a legal contract. Your deposit is non-refundable. You must make the final payment 60 days before your holiday start date. If you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking as detailed below:

 

If you cancel less than 14 days from the holiday start date there is no refund. If less than 30 days, but more than 14 days from the start date, we will refund 50% of the final payment. Note that the original deposit is non-refundable.

 

Please note that your deposit is not refundable under any circumstances. We would recommend that you take out cancellation insurance to cover this cost.

 

Refund Policy

Your online booking can be cancelled in total within 14 days of booking.

 

Non-availability of Accommodation

We would only cancel your stay if the accommodation was unavailable for reasons beyond our control. We would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.

 

Facilities and Amenities

We will strive to make sure all the amenities and facilities shown on the website are provided however we reserve the right to change these. The photographs on the website and text are illustrative and not a guarantee that all facilities and amenities will be available for your stay.

 

Water Supply

The cottage is supplied by a private water supply owned jointly by the property owners of Bridge of Orchy. The source of this supply is a mountain stream. There is a filtration plant for the village and each property has a filter and ultraviolet treatment system. As with all private water supplies, regardless of treatment, the water should be boiled for the very young, elderly and those with compromised immune systems.

 

Drainage

The cottage also has a private septic tank for drainage. If the water supply to the cottage fails or the drainage fails then you will need to leave the accommodation for environmental health reasons and we will refund the remainder of your stay. Our liability would not extend beyond this refund.

 

Energy

The cottage is all electric and the heating in each room is through electric panel heaters. Each room has its own wall thermostat and heater. You should keep doors closed so that each room can control its temperature level independently. The heaters are timed and computer controlled remotely. Use the Boost button to increase the temperature in any one room for a set period. We endeavour to be environmentally conscious, please use energy considerately.

 

Arrival

Your accommodation will be available to you from 3pm on the day of arrival, unless otherwise arranged. We will not be able to accommodate you if you arrive earlier than the agreed time as we will be busy preparing the cottage.

 

Luggage

Baggage transfer companies visit Bridge of Orchy every day during the walking season. You can arrange for your bags to be dropped off if you are staying with us but you should let us know which company you are using in advance.

 

Departure

Please be ready to leave the accommodation by 10am on the day of departure, unless otherwise arranged.

 

Damages and Breakages

Please take care when staying in our property. You are responsible and liable for any breakages or damages, which you cause, to the accommodation or its contents. All we ask is that you report any incidents as they occur. We do not normally charge for minor breakages.

 

Liability

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

 

Parking

On street parking is available next to the cottage and there is additional parking on the street nearby. you must not block access to the railway level crossing.

 

Wireless Internet

Wireless internet is available but the service is based on a 4g mobile signal and so is not guaranteed. The broadband is unsuitable for streaming or large downloads. The WIFI may be restricted in terms of data or speed. You may get your own 4g signal directly from the mast nearby which currently provide EE, Vodafone and O2 4g signals.

 

Television

There is no television reception at the cottage and the WIFI is unsuitable for downloading movies or streaming TV. There is a DVD player and screen as well as an assortment of DVDs.

 

No Smoking

There is no smoking permitted anywhere in the property or gardens including electronic smoking devices, enjoy the fresh air.

 

Neighbours

This is a quiet, rural area so please minimise noise and enjoy the peace. The railway passes the front of the cottage and there are several, slow-moving trains a day, these are not very noisy. The railway crossing is used by Network Rail for access so sometimes there are vehicles accessing the line after hours. We have not control over this.

 

Recycling

Please respect our lovely environment and recycle where possible.

 

Accessibility

The cottage was built in 1901 and all entrances have one or two steps. The path is gravel and slopes up to the cottage. The doors are of traditional width. Wheelchair users please note that although the property is all on one level, there are a couple of steps into the property at the main door through a porch and also at the French doors in the bedroom and kitchen. Ask if you are unsure.

 

Payment

Payments are by cash, bank transfer, cheque, or PayPal. You must pay the full fee before staying with us. If you fail to pay prior to your stay your booking will be cancelled, any deposit will not be refunded.
